Overview:
This fine Ranch is
ready to go! Deer are in place, water is there, and improvements are great!
From mesquite and oak bottoms to gravel ridges great for quail.
The Headquarters:
Very nice rock 3/3 with
granite, slate floors and Mesquite doors and cabinets. Plus a laundry room
and porches front and back. The yard has a sprinkler system and is high
fenced. There are BBQ pits and a massive fire pit with rock benches.
The bunkhouse is just
as nice with one bedroom and a loft, living room, kitchen and bath. Behind
the bunkhouse is a walk-in cooler for your game and a lighted processing
area. Also within the headquarters fence is a rock storage building.
Other Improvements:
Equipment Barn:
Very well made metal equipment barn with an
enclosed workshop. Adjacent to the barn is a covered wash rack and a metal
well house enclosing an electric submersible pump and pressure tank.
Feeders and Stands:
Scattered around the ranch there are
numerous feeders, both protein and corn with capacities to 2000#. The stands
are all steel insulated and very high quality. Most are on towers but 2 are
ground stands for bow hunters. There are several 1000# turkey feeders and
close to a dozen quail feeders.
Water:
The water on this Ranch is what sets it
apart from all the rest. There are five wells on the property, an irrigation
well run by a John Deere diesel, two electric submersibles, one windmill
with rock pila and a solar well with a huge new concrete pila also used for
a swimming pool. All of the water is sweet and good. Note: This Ranch has
123 acre ft. of water rights that transfer with the property.
Water distribution:
There are miles of underground waterline run
on the ranch connected to over 20 (bird friendly) concrete and steel troughs
scattered across the property. There are several dirt tanks that draw in
thousands of dove annually, some of these have water piped to them and are
stocked with fish. There are 2 fields that are high-fenced and both have
center pivot irrigation systems. This is used to grow grain and sunflowers
for the wildlife. One of the right-a-ways has a sprinkler system installed
for birds.
Misc Improvements:
Completely hi-fenced, good ranch roads,
telephone to the headquarters, Ranch equipment, trucks, tractor and
loader, feed wagon, trailers, welder and much more, 20 tons of
overhead feed storage, and some furnishings. There are also deer pens with
water and shelter for raising deer or other game.
Wildlife:
The wildlife on this
Ranch is abundant with whitetail in the 140 to 150 range common and larger
bucks very possible. The genetics have been improved with the importation of
South Texas bucks and does in the past. The TPWD Biologist has placed the
ranch on a MLD plan allowing for hunting to begin in October and end in
March, extending the hunt to allow for selective culling of inferior
genetics. There are a huntable number of Axis with some very nice males and
even one with a drop. The Ranch also has a good number of quail, both bobs
and blues that are thriving and healthy due to plentiful water and feed.
These birds are very susceptible to drought conditions and with this extra
water the quail should stand a better than average chance of surviving. Dove
are everywhere! The water and fields bring them in by the hundreds. Bring
your friends or lease the fields to hunters. If you hunt turkey you can rest
assured you will be able to find a long beard in the fields or along the
creek. There are many.
Vegetation:
The ranch has a
tremendous stand of native grasses and forbs. The flats in the bottoms have
rich soil that grows mesquite, oak and hackberry plus granjeno, guayacan and
other brush that are fed on by wildlife. The surrounding gravel ridges
support brush species with very high protein such as blackbrush, guajillo,
and several species of cactus. Plus the draws between the ridges grow
mesquite and oak. Annual crops are planted under the two pivots that provide
additional feed for the wildlife.
Location:
The Ranch is located 3
miles east of Brackettville on the north side of Hwy 90. It is accessed via
a 60’ owned road or driveway approximately 1.5 miles to the ranch. Del Rio
Texas, with an international airport and jet service to Houston is 40 miles
to the west. Uvalde, Texas is 40 miles to the east and San Antonio is 120
miles.
