OVERVIEW:

1270 Acres+/- This ranch is one of the finest Live Water Ranches in the Texas Hill Country with over a mile on both sides of a spring fed creek. The springs flow hundreds of thousands of gallons of water daily and there are several dams that back up an amazing amount of water, enough for swimming, fishing, or just floating on one of the crystal clear lakes. This amount and quality of cold clear spring water is priceless!

THE HEADQUARTERS

This newly built Grand Lodge is reminiscent of turn of the century Texas Hill Country homes. With a huge covered porch overlooking the creek and fields filled with Whitetail, Turkey and Axis to the gourmet kitchen with top of the line appliances and granite counter tops. There are three suites, all with full baths, a huge living /dining room with rock fireplace, kitchen and storage/laundry room. The home is fully furnished with flat screen TV’s, comfortable living room furniture and period bedroom furniture with top of the line mattresses. Outside there are rock sidewalks leading to a covered pavilion with BBQ pits and rock fire pit for nights under the Texas stars.

ABOUT THE RANCH

The Ranch has operated solely as a recreational property since it was purchased by the present Owners in the 80’s. It offers rolling oak country and beautiful valleys amid creeks and drainages. With elevation changes from 1800 to 2100 feet, you’ll enjoy endless hilltop viewing. There is outstanding tree cover provided by oaks, cedar, sycamore, and pinon pine, as well as abundant grass cover for soil retention. Neighbors are all large with high fences on two sides

WILDLIFE

The ranch’s native habitat includes a mixture of huge oak in the creek bottoms with plentiful acorns and many water holes that attract large flocks of turkey year around. Smaller oak, juniper, hackberry, cedar and elm create a diverse woody cover on the hills. Peaceful and beautiful valleys open into plentiful grass cover. Huge native pecans fill the creek bottoms. Testimony to good management practices is the abundance of buffelgrass, bluestems, and sideoats grama. Wildlife includes whitetail deer, a large herd of axis and fallow deer, aoudad, turkey, dove, bobcat, hogs, blackbuck, rabbit, squirrel, fox, and more. There are new stands positioned around the Ranch and12 Hang-em-High feeders plus protein feeders to bring in the game. The fishing is good in creek for largemouth bass.

WATER

This is where the Ranch out shines all others and includes over a mile on both sides of a spring fed creek (Middle Fork of the Nueces) with great live water and many holes for swimming and fishing. Even in time of drought, such as now, these springs flow, attracting herds and flocks to its bank. Three wells, two electric and one windmill plus three or four known springs that water livestock and wildlife and flow into the creek.

PRICE

The Ranch is priced at 2.35 Mil for ½ interest. The Co-Owners are more than willing to cooperate with the new Owners and have set up a calendar giving both parties equal use. This calendar can be modified to suit both parties. All expenses are shared equally making this a great opportunity to own five million dollar Ranch for half the money. Seller is willing to finance with a down payment. As a Ranch Broker it has been my experience that owners of recreational ranches use the facilities less than 6 weeks out of the year. This option gives the new owner 26 weeks, more than enough to satisfy everyone.

GETTING THERE

Located approximately 14 miles north of Barksdale, or 14 miles South of Rocksprings, Texas off of Hwy 55. The Ranch is less than 3 hours from Austin and only 2 from San Antonio. Rocksprings airport is 10 miles to the north and Del Rio, with commercial jet service is only an hour away.
